First-time land and property buyers, aspiring landlords and small investors in Zambia and the region.
A few years ago, a man I'll call Mr Banda came to my office in Lusaka holding a bundle of papers he was convinced was a title deed. He had paid K45,000 for a plot in an area he'd been told was "developing fast," money he had saved over six years of driving a minibus on the Chelstone route. When we looked closely at the documents, the plot had already been sold to two other people. The man who sold it to him had vanished, and the papers he held were nothing more than a receipt and a sketch map. Mr Banda had not done anything foolish by the standards of how most people buy land in this country — he had simply trusted someone who seemed confident, paid in cash, and hoped for the best. A landlord builds flats without planning approval and later fights the council for months. A first-time investor signs a lease with a tenant who stops paying rent and knows exactly how slow the legal process is, so they simply stay. These are not rare misfortunes. They are the predictable result of buying and managing property without the right knowledge.
